Getting Started

What do I need to send you?

To prepare your estimate, we need a set of architectural drawings (plans, elevations and sections) along with any specification notes you have. These can be sent as PDF, DWG or image files via email or our online upload form.

If you only have sketches or preliminary drawings, we can still provide an indicative estimate — just get in touch and we'll advise on the best approach.

How does the process work?

It's simple. Send us your drawings, and we'll review them and provide a fixed-price quotation for the estimating work. Once you accept, our qualified Quantity Surveyors get to work.

You'll receive your completed estimate within the agreed timeframe, typically 3–5 working days. We're available throughout for any questions.

How much does an estimate cost?

Our pricing depends on the size and complexity of the project. Estimates for small residential projects start from £95 + VAT, while larger commercial projects are priced individually.

Do I need planning permission before getting an estimate?

No. Many clients commission estimates at the pre-planning stage to understand likely costs and support their planning applications or funding bids.

Having an accurate cost estimate early can actually strengthen your planning submission. We work with drawings at any stage of design.

How accurate are your estimates?

Our estimates are prepared by qualified Quantity Surveyors using current market rates and established measurement standards. While no estimate can guarantee the final build cost (which depends on contractor selection, market conditions and site-specific factors), our estimates consistently fall within 5–10% of the final outturn cost.

Clients regularly tell us our figures align closely with the tenders they receive.

What format do I receive my estimate in?

You'll receive your estimate as a professionally formatted PDF and an editable Excel file, with a full elemental cost breakdown, a summary page and any supporting notes.

If you need contractors to price like-for-like, we can also produce a full Bill of Quantities. All documents are clearly laid out and easy to share with your architect, lender or contractors.

Can I make changes after delivery?

Absolutely. If your design changes after we deliver the estimate, we can update the figures to reflect the revised scope.

Minor amendments are often included at no extra charge, while more substantial design changes may attract a small additional fee. We'll always agree any costs with you in advance.

What types of projects do you estimate?

We estimate projects across every sector of the construction industry — from single-room extensions and loft conversions through to large commercial fit-outs, new-build developments and specialist listed building restorations.

Coverage & Delivery

Do you cover my area?

Yes. We provide estimating services across the entire United Kingdom, including England, Scotland, Wales and Northern Ireland.

Our rates are adjusted to reflect regional labour and material cost variations, so your estimate will be accurate for your specific location.

How quickly will I receive my estimate?

Standard turnaround is 3–5 working days from receipt of your drawings and acceptance of our quotation.

For urgent projects, we offer an express service with delivery in 1–2 working days (subject to availability). We'll confirm the exact delivery date when we quote.

Do you offer ongoing support after the estimate?

Yes. We don't just hand over a document and disappear. We're available to answer questions, explain line items, and help you compare contractor quotations against our estimate.

Many clients also use our post-contract services for procurement support, contract administration and cost management throughout the build.

Can you help with funding or mortgage applications?

Our estimates and cost summaries are regularly used to support mortgage applications, development finance bids and funding submissions. We can format the estimate to meet your lender's requirements and provide supporting documentation.
